Contractor induction briefing

This website provides an induction briefing for contractors entering Norbury House.  It sets out building fire safety, and asbestos containing material (ACM) information.  This includes how risks of fire and damage to the buildings fabric can be minimised, the need to evidence compliance with Building Regulations and the action to take if a fire is caused or discovered.

Pre work Questionnaire   

The purpose of the pre work questionnaire is enable Norbury House Management and, SPM the Managing Agents to see:

  • Who is on the premises and their level of competence.

  • When the work is being completed.

  • Where the work is taking place.

  • What work is being completed. (applies to all work including work undertaken in a residents flat).​

Contractor daily 'sign in and sign-out'

Contractors are required to sign in and sign out of the building on a daily basis.   To do so please scan the link or scan the QR Code below:

Hot Work

Visiting contractors should be aware that no activity that generates heat, smoke, flame, or sparks is to be carried out without the prior authorisation of a member of the management committee or managing agents.   If hot works are to be carried out, then a hot work permit should be issued.​​​​​

​

NOTE: Hot work generating sparks includes the use of a Grinder

​Building Control Approval

The Management Committee recognises that other than 'exempt', 'scheme' and 'minor' work, construction work undertaken will require approval by an appropriately qualified Building Inspector belonging to a Building Control Approval Body.  This includes remedial fire stopping work and fire door replacement.​

​

Work will require appointment of:

  • A Principal Designer (PD Build) to Plan, Manage and Monitor the Design.

  • A Principal Designer (CDM - Health and Safety) to develop the Health and Safety plan for the work and Plan, Manage and Monitor safety during the construction phase.

  • A Principal Contractor to plan, manage and monitor the building work. â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹â€‹

Work Commissioned by Residents in Their Apartments

​​​​Those appointed to undertake work for residents should as appropriate be registered on Approved Competency Registers and members of Third Party Certification Schemes.  For example electrical work.  

​

All Contractors arriving at the premises including those undertaking 'Minor Work' such as refurbishing kitchens, bathrooms, replacing carpets, showers and baths must:

  • Complete the pre work questionnaire

  • Sign 'in' and 'out' on a daily basis.​​​​​​​​​​​​​​​​

 

It is recommended individuals have evidence of Basic Asbestos Awareness Training

Asbestos Management during Work

Contractors undertaking work on or in proximity to ACM materials are expected to adopt a precautionary approach to ACM disturbance and exposure, and take suitable precautions to protect themselves and others placed at risk of harm.  This includes residents.

​HSE guidance on ACMs should be followed at all times.

​Detailed Competency Questionnaire

SPM and Norbury House Management Committee requires Competency Questionnaires to be completed by all employees of contractors that undertake building work.
